Commercial Restaurant Fit-Out and Residential Refurbishment

All elements of mechanical and structural construction undertaken throughout the restaurant, communal hallway and flats.

Before any construction work started, we formulated and submitted a plan for the project. This captured all the sub-contractor’s timelines and meant that everyone could work in sync throughout the build. Any materials that have long lead times were ordered prior to construction too (windows). We also warned nearby residents of potential noise and agreed hours of work throughout the week – instructed by the local council.

The 3 main areas (restaurant, flats and communal hallway) were stripped out at the same time. Whilst this was going on we made the final arrangements with our sub-contractors.

Once everywhere was clear, the scaffold was erected front and back. Internally all structural repairs and amendments were made. In the restaurant we dropped the ceiling, following the advice of an acoustic report, to stop noise travelling from the restaurant to the first floor flat.

All 1st fix service works were undertaken (plumbing and electrics). Lots of the building had to be rewired as the original wiring fell outside of current building regulations. On completion, we plastered throughout.

Externally, we replaced all of the drainage and painted and decorated the windows. 2 windows were replaced because the original ones were single glaze and weathered. This aesthetically enhanced the front and back of the property.

All residential bathrooms/kitchens were fitted and internally we painted and decorated throughout to finish the project.

We undertook all elements of the refurbishment, from the initial strip out, wiring/plumbing, structural work, decoration and flooring.
